House Construction Cost in Bangalore: What Really Decides It (2026)

What drives house construction cost in Bangalore in 2026 — plot, floors, structure, specifications and approvals — and how to get an honest, itemised estimate.

“How much will my house cost?” is the first question almost every family asks us — and after 28 years of building homes in Bengaluru, our honest answer is: it depends on decisions you haven’t made yet. A per-square-foot figure you see online is a starting point, not a quote.

Here is what actually moves the number, so you can plan with your eyes open.

1. Built-up area, not plot size

Cost follows the built-up area — every floor you construct, including staircase headroom, balconies and the parapet. A 30x40 plot (1,200 sq ft) might carry anything from a compact ground-floor home to a G+2 house with well over 2,500 sq ft built up. When you compare a 1200 sq ft house construction cost with a friend’s, check you are comparing the same thing.

2. Number of floors and the structure underneath

More floors need deeper footings, larger columns and more steel. Soil matters too: a site with loose fill or a high water table needs more foundation work than firm ground. That is why we always start with a site visit and soil check before talking numbers.

3. Specifications you choose

This is where two houses of the same size can differ the most:

  • Flooring — vitrified tiles, granite or marble
  • Kitchen and bathrooms — counters, dado height, fittings and sanitaryware
  • Doors and windows — flush doors or teak, UPVC or aluminium
  • Paint — interior emulsions, exterior weatherproofing, textures
  • Electrical — number of points, brands, backup provision

A 2BHK and a 3BHK on the same plot can end up closer in cost than you expect if the finishes are similar — or far apart if they are not.

4. Approvals, utilities and site work

Plan approval, water and electricity connections, sumps, borewells, compound walls and elevation features are often left out of “per sq ft” figures. Ask what is included before comparing quotes.

5. How well the job is planned

The cheapest quote is rarely the cheapest house. Waste, rework and mid-project “extras” add up quietly. Careful quantities, a clear schedule and experienced supervision are how we keep our pricing affordable without cutting corners on materials.

What about online cost calculators?

A house construction cost calculator is useful for a rough range, but it cannot see your soil, your plot shape or the finishes you have in mind. Use it to set expectations, then get a proper estimate.

How we estimate

After a free site visit we prepare an itemised estimate: every material, quantity and inclusion listed line by line, so you can see exactly where the money goes and adjust specifications to suit your budget. Payments are tied to completed stages, never paid far ahead of the work.

Most of the 100+ families we have built for came to us through people they trust — largely because the final cost matched the estimate. If you are planning a home, see how our house construction works or book a free site visit.
