Turnkey House Construction vs Hiring a Contractor in Bangalore
Turnkey construction or a labour contractor and buying materials yourself? An honest comparison of cost, effort, quality control and risk for Bangalore homeowners.
There are two common ways to build a house in Bengaluru. You can hire a builder on a turnkey basis — one contract covering design, materials, labour and handover — or you can engage a labour contractor and buy and manage materials yourself. We have seen both up close for 28 years. Here is a fair comparison.
What “turnkey” actually means
In a turnkey contract the builder takes responsibility for the whole job: drawings, approvals, materials, labour, supervision and finishing, delivered to an agreed specification. You make decisions; the builder carries them out and answers for the result.
The labour-contract route
With a labour contract, you or your architect buy cement, steel, tiles and fittings, and the contractor supplies workers. On paper it can look cheaper because you pay material prices directly.
Comparing them honestly
Cost. Labour contracts can save money — if you buy well, store materials carefully, avoid wastage and never pay for rework. In practice, wastage, price swings and coordination gaps often eat the saving. A good turnkey builder with steady supplier relationships can match or beat that total.
Your time. The labour route needs you on site regularly, ordering materials, checking deliveries and resolving disputes between trades. Turnkey frees you from daily management.
Quality control. With turnkey, one party is accountable for every stage. With separate contractors, a leak or crack can turn into an argument about whose fault it is.
Risk. Turnkey moves most of the execution risk to the builder — which is why choosing the right builder matters so much.
About “construction packages”
Many builders sell fixed packages with set specifications. Packages are convenient, but read the specification sheet line by line and check what is excluded. We prefer an itemised estimate prepared after seeing your site, so you pay for what your house actually needs.
Which should you choose?
If you have the time, experience and nerves to manage a site daily, a labour contract can work. If you want one accountable team and your evenings back, turnkey is usually the better value. Either way, choose your builder carefully.
Most of our turnkey clients were referred by families we built for earlier — people who valued not having to manage a site themselves. See how our turnkey house construction works.
