Waterproofing Your Bangalore Home Before the Monsoon
A pre-monsoon checklist for Bangalore homes — terrace slopes, drains, cracks, parapets and bathrooms — and when to call for professional waterproofing.
Water causes more damage to Bengaluru homes than almost anything else. Seepage stains, peeling paint and damp walls usually start with something small that was missed before the rains. After 28 years of building and maintaining houses, this is the checklist we work through.
1. The terrace
- Slope — water should run freely to the outlets. Puddles that linger after rain mean the slope needs correcting.
- Cracks — hairline cracks in the terrace surface let water reach the slab. Seal them before they widen.
- Old coatings — waterproofing coatings wear out. Peeling or chalky surfaces need recoating.
- Junctions — the joint where the terrace meets the parapet wall is the most common leak point.
2. Drains and outlets
Clear leaves and debris from outlets and rainwater pipes, and check the pipes are not cracked. A blocked outlet can turn a terrace into a pond in one heavy shower.
3. External walls
Look for cracks in plaster, gaps around window frames and damaged sunshades. Exterior paint with weatherproofing properties protects walls, but only while it is intact.
4. Bathrooms and balconies
Leaks from bathrooms often show up as damp patches on the ceiling below. Check grout lines, joints around floor traps and fittings, and balcony slopes.
5. Water tanks and plumbing
Overhead tank overflows and leaking joints on the terrace add water exactly where you do not want it.
When to call a professional
DIY sealing helps with small cracks. Call for an inspection if you see:
- Damp patches that return after drying
- Cracks wider than a hairline, especially in slabs or beams
- Rust stains on ceilings — a sign water may be reaching reinforcement
- Leaks you cannot trace
